Budgets for custom homes are generally not destroyed by one large expenditure that the owner wishes to include in their new home. It is the many seemingly small expenditures, individually reasonable, but collectively failing to deliver value at resale, or providing little value over time, that strip the budget of its usefulness over time.
For value in designing a home it is useful to categorize decisions in one of three ways, solves a problem with the structure of the plan that cannot be fixed after completion; saves money over the life of the owner of the home; allows more households with different incomes to consider living in the plan.
Circulation and plan efficiency before square footage
Another consideration is floor area versus spatial efficiency. In terms of cost per square meter of heated space, floor area is the most expensive method of solving a spatial problem and usually the least effective. Therefore, a house with only 8% or 9% of its floor area devoted to hallways and landings will have efficiently used its most expensive space and be able to provide real mudrooms or a second bathroom instead of using additional floor area.

- Locate bulk storage next to the entry the family actually uses, which is rarely the front door.
- Provide at least one full-height conditioned closet per bedroom plus one shared overflow space per floor.
- Design garage storage vertically and keep a clear 20 by 20 foot parking envelope, since garages that lose their parking function reduce appraised utility.
- Specify a pantry with depth under 16 inches so nothing disappears at the back.
Kitchens that earn their allocation
The biggest portion of the budget is often spent on kitchens, but with very differing returns. The layout and service features will last for decades to come, whereas finishes and appliance upgrades will quickly depreciate in value and possibly date the home.
To create lasting value, a home should be designed with the intention that it could be ‘dismantled’ to be reconfigured in some fundamental way. Circuits, hood ducting, water and drainage for an island sink all could add value to a home plan when laid out as optional ‘future-proofing’, be served as required and not before.

Envelope, glazing and the cost of comfort
Now it is Energy Performance that carries the ‘signal’ for preference as the operating costs become visible to home buyers and financial lenders alike. The ‘Envelope’ (external skin) of a house contains the largest proportion of energy inefficient features which cannot easily be cost-effectively retrofitted (in terms of financial return). Hence, mechanical services, and solar equipment, can be added later at relatively low cost.
Once the envelope is set, homeowners can still influence day-to-day energy costs by comparing electricity providers such as meted, since a well-insulated home paired with a competitive rate compounds the savings further.
Glazing is about daylighting and thermal performance. South-facing glazing can provide winter gain and summer shading, provided that sufficient overhangs are incorporated into the design. However, the West facade is usually the most expensive form of ‘light’ in the house, when also taking into account the cooling load created. The frame detailing, weatherstripping, and installation sequence of timber windows and doors must also match the performance of the glazing specified, as poor installation will undo the best of specifications.
Daylight without glass area
Two smaller openings on adjacent walls can distribute daylight more evenly than one large window on a single wall. They also cost less in terms of heat loss. Light-colored ceilings near openings reflect additional daylight within a space for some extra distance.
Designing for a household that will change
Adaptability can also form part of the home’s design value. To build flexibly costs very little, if one designs to it in the first place. A ground floor bedroom with bathroom would function as well as an office, guest room or as single level living. By preserving future options a home can increase value while holding cost low. Locking one household’s current needs into a home is generally less useful than spending the same to preserve future optionality.
